Introduction to Construction Management

APM provides features to manage equipment construction activities performed by field crews at your facilities. Construction Management is a view on both Site and Asset windows.

You can record construction management activities in APM alone, or asset and work data can be exchanged with an external CMMS system (such as SAP Plant Maintenance) using AssetWise Enterprise Interoperability (AWEIS). This overview includes information about asset change requests, which convey data to the CMMS.

Construction management supports these activities on the APM client and APM Remote:

•	The construction installer completes a form that identifies the originating work order, the installation location, and all of the equipment to be installed. The construction form can include asset information such as manufacturer, serial number, and specifications

•	When the construction form has been validated, APM creates or updates the assets. The details from the construction form are mapped to the asset specifications

•	Any change requests for new assets and asset property changes are sent to the external system that manages assets and work. AWEIS is also used to return information from the external system to assets in APM

•	APM generates the inspection checksheets that installers use to record indicator readings. Checksheets are based on the indicators, standard tasks, and preplanned work that APM adds to assets when it generates asset programs for the construction form

•	Inspection documents can also be generated at the same time as the checksheets. Installers can attach document files or checksheet reports of various kinds to the checksheet

•	When the installers have entered all of the readings, the checksheets can be sent for approval, if required, and the readings are processed. Asset status changes are sent to the CMMS

Asset Change Request Process

This diagram illustrates the asset change request process:

Asset change requests communicate information to the external CMMS that “owns” assets. The asset update is performed in the CMMS and then information, such as asset status, is communicated back to APM and the asset is updated.

These types of asset change requests are supported:

•	Construction form updates – Used to request new assets. This type of request updates asset characteristic values in APM. This request is submitted to the CMMS after APM assets are created and updated

•	Asset property changes – Used to request property updates to existing assets. This type of request updates asset characteristic values in APM. This request is submitted to the CMMS after APM assets are created and updated

•	Asset status change – Used to request a change to an asset’s status. Created automatically based on work order asset’s inspection status

•	Remove equipment request – Used to request that an asset be removed from its current location and moved to another location

Installation Inspection Process

The following illustration shows the installation inspection process:

Create checksheets – Checksheets are based on the asset’s values and the asset program profile linked to the construction form template’s asset type. The profile specifies asset types and filters for selecting the specific assets to update, as well as the indicators, standard tasks, preplanned work, and documents to assign to assets. The profile generates a checksheet for each of the standard tasks.

Update work order asset inspection status – A work order asset inspection status is created for each asset on the construction form. Each checksheet references a work order asset inspection status. The inspection status is updated to “Complete” when all of the checksheets for the asset and work order are processed or approved. An asset change request is created to update the status of the asset in the CMMS.
